What You Need to Know About the LDA Act

 The Lucknow development authority(LDA) is a statutory body of the Uttar Pradesh Government, which was constituted in September, 1974 under the provisions of the Lucknow development authority act, 1974. The LDA is vested with all powers for planning and execution of projects for the development of Lucknow city.


The LDA has been constituted to exercise its powers and perform its functions with respect to the development or regulation of land and buildings in areas within its jurisdiction. The LDA has been established to provide proper planning for the city of Lucknow and to regulate construction activities in the city to ensure that they conform to prescribed plans. It also undertakes development works such as provision of roads, bridges, culverts, parks, community centres, playgrounds etc.


The LDA Act is an act passed by the Uttar Pradesh state in 1974. The Act provided for the establishment of a statutory body for carrying out urban planning functions and for exercising control over building operations in areas under its jurisdiction.


The Land Development Act (LDA) was introduced in Uttar Pradesh in 2016. This act had several amendments that were made to the original version, which included the following:



-  Provisions for transferable development rights (TDRs). This means that landowners can use their TDRs to build on their property if they have certain permits and approvals according to the rules set forth by LDA.


-  Change in land use through a transparent process. This is done with approval from state authorities and will help make it easier for buyers to buy plots in lucknow landowners who want to build something new but don't currently have enough room under existing zoning laws.
